38 / BUILDING DIALOGUE / March 2020 ELEMENTS Laser Scanning Incorporating 3D Laser Scanning, Technology in Renovation Work O n a chilly morning in January, a 3D laser scanner strategically placed in a parking garage underneath a podi- um slab began recording critical infrastructure data for the Someren Glen Retirement Commu- nity. As the morning slowly turned into the af- ternoon, the camera recorded more and more 3D data from other positions under the slab. By the end of the day, a complete, three-dimensional pic- ture of the parking garage and the plumbing infra- structure that serves the senior residences above was compiled and ready for processing. This infrastructure data is but a small part of what is to become the 3D “skeleton” of Pinkard’s next renovation project with Someren Glen Retirement Community. The renovation will include numerous plumbing, mechanical and electrical retrofits that require relocations of numerous plumbing stacks that run through and terminate below Someren Glen’s post-tensioned podium slab. The 3D imaging is a critical first step in learning the existing plumb- ing and post-tensioning layouts to prepare the de- sign for the renovation to come. Our entire Someren Glen 3D effort is being man- aged by SarahWilliams, Pinkard’s newvirtual design manager. Her goals for the Someren Glen project re- volve around conducting a thorough 3D constructa- bility effort, but with a focus on the bigger picture of working as a cohesive team, and ultimately making a huge difference in the lives of Someren Glen’s se- nior population. “Pinkard’s number one goal is the client and the client’s end-user,” noted Williams. “Three-dimen- sional programming and modeling are allowing Pinkard the luxury of creating incredibly accurate as-built drawings that serve as the basis for our constructability reviews, with clash-detection and systems review that can identify and eliminate in- consistencies or omissions in the design. The im- mediate result is a design that allows our teams to work efficiently with no construction delays. But the big picture – the thing that really matters – is a smaller and possibly shorter intrusion into the lives of the seniors who live here.” In the case of the residents of Someren Glen, we are combining the 3D infrastructure model with a ground penetrating radar scan of the post-tensioned slab.
