The scan and 3D infrastructure model allow the team to find the safest and most practical locations for the new plumbing penetrations into the slab. This “get it right the first time” approach virtually eliminates unforeseen condi- tions andminimizes the residents’ exposure to construction inconveniences. This is in stark contrast to our similar Suites at Clermont Park renovations for the same owner group in 2008. We performed post-tensioned slab scans, but without 3D scanning, the teamwas forced to adjust to numerous un- foreseen conditions related to plumbing-stack runs. “This extra layer of 3D design scrutiny and due diligence dramatically mitigates the inconveniences of plumbing-re- lated unforeseen conditions, and allows us to work more quickly and efficiently,” Williams said. “When we eliminate surprises, the owner has time to focusmore on the residents. It’s a win-win for everyone.” Williams has been working for the last two years as the primary member of our relatively new virtual design and construction program. With a Master of Architecture and a construction management certification, she can see the big picture, which includes understanding and honoring design intent, and working to maintain a cohesive team. “On another of our ongoing senior living projects, after getting the collaborative central 3D model, I immediately saw therewas amissing plumbing group for one of the bath- rooms and a kitchen. I was able to proactively address this issue with the engineer, get it drawn, and quickly expedite subcontractor pricing. This quick turnaround ultimately al- lowed us to provide the client with a full turnkey price that encapsulated a complete set of construction requirements instead of the client having to deal with the cost of adding-in that new plumbing during construction.” This virtual design coordination isn’t limited to just the design phase. Williams and the team are just as active in the construction phase, continually updating the 3Dmodel with in-field changes. We are also focusing on time-lapsed as-builts using Struc- tionSite photo documentation, which provides a GPS-en- abled 360-degree photographic record of construction. With a smartphone and the StructionSite app, facilities teams can see the locations of all systems, whether behind walls, or in ceilings or flooring. These many technological advancements provide owners incredible tools to control costs; designer/contractor teams are able to workmore collaboratively as a cohesive, efficient team; and facilitiesmanagement teams are empoweredwith themost up-to-date as-builts in the industry.
