The town of Berthoud recently announced a new development is coming to the Interstate 25 and State Highway 56 interchange. Love’s Travel Stops and the town have been negotiating for several months for the new Love’s, which will include two restaurants, a Love’s Truck Tire Care center and ample truck parking spaces. “We are thrilled to become a part of the Berthoud community. The town staff has been so wonderful to work with and the location is perfect for our business – the I-25 and SH 56 interchange is the center of many new and exciting developments up and down the Front Range and we will be well positioned to serve the traveling community and professional drivers,” said Kealey Dorian, a spokeswoman for Love’s. The real estate developer on the project, Donald Waterlander, said, “M&C Real Estate LLC is pleased to be working with the town of Berthoud on bringing this 130-acre tract, which is zoned C-2, for development to this interchange. M&C Real Estate LLC sees tremendous commercial and industrial potential for this site and for more projects such as the Love's Travel Stop.” In addition to the Love’s, the interchange also offers additional development opportunities as the Wilson Ranch, a 1,600-acre mixed-use development, is on the southeast side of the interchange; Aims Community College owns land on the northeast corner, which could be a future location for the school; and M&C Real Estate owns an additional 110-acresplus of property there. According to Michael Hart, Berthoud town administrator, this interchange is one of the few remaining interchanges along I-25 that has yet to attract commercial/retail activity due to the lack of a proper wastewater treatment system. Utilizing a combination of grants, substantial contributions from the private sector and “impact fees” that have been collected from the development community specifically for this purpose, it has become financially feasible for Berthoud to plan for the construction of a new wastewater treatment plant to serve the I-25 area. “The town of Berthoud’s business development office is committed to economic development of both small- and large-scale projects that make a difference to our community and quality of life,” stated Hart.
