A Fort Collins investor/developer who’s been active in the Midtown area recently purchased the Carmike Movie Theatre building at 3636 Manhattan Ave. for $4.2 million. Les Kaplan of Imago Enterprises Inc. acquired the building from Carmike Fort Collins, a large, Texas-based investment group. The 32,130-square-foot building sits on seven acres with proximity to the Mason Corridor bus rapid transit system, Foothills Mall redevelopment and infill redevelopments that Kaplan has completed within the last few years. Carmike is on a long-term lease, which gives Kaplan the opportunity to hold a sizable piece of real estate along the corridor. “With the future development of the Mason Corridor and consistent growth in Midtown Fort Collins, this property has great potential moving forward for both the buyer and Carmike theater,” said Travis Ackerman of Cassidy Turley, who represented the seller. Nate Heckel of Cassidy Turley represented the buyer. Kaplan also owns the former Chuck E. Cheese’s building at 1623 S. College Ave. and redeveloped properties at 2101 and 1801 S. College, all located just east of the Mason Corridor. Completion of the transportation corridor next year will provide a public transportation link between downtown, the Colorado State University campus and southern Fort Collins.
