Washingtons owner buys Old Town building for $1.75 million

A building occupied by a longtime Fort Collins bar and grill was acquired by the business owners in a $1.75 million transaction.

Washington Building Co.

purchased the Washington’s Sports Bar & Grill property at 132 Laporte Ave. in Old Town from BKK Properties.

The building comprises 12,032 square feet and was built around the turn of the 20th century.

Washington’s, which is known for its hamburgers and beer, has been in business since 1978, and is celebrating its 35th anniversary this month.

Cassidy Turley Colorado broker Cole Herk represented the seller in the transaction. Chad Hirschfield of Hirschfield Real Estate Group Inc. represented the buyer.

Hirschfield said the current owners have owned Washington’s for eight years. “With the market going the way it’s going, as well as ensuring the longevity of Washington’s Bar & Grill, owning the real estate was in the best interest of the business,” he said, adding the acquisition also was a good investment for the owners personally.

-Lehman Farm paid $2.28 million for 38.75 acres of residential development land at 5830 S. County Road 11 in Fort Collins. The property is 1½ miles south of East Harmony Road on South Timberline Road.

Matthew, Alex and Patricia Lehman sold the property in a deal handled by Russell Baker and John Baker of Cassidy Turley Colorado. -A builder-developer bought 20.8 acres of land at 607 and 725 Sculptor Drive in Loveland for $800,000 cash. A preliminary plat is in place for 49 single-family lots and 18 duplex lots. No raw water was included.

Citywide Banks was the seller.

Craig C. Hau of Sperry Van Ness/The Group Commercial LLC was the listing broker.

David Paige of One Realty represented the buyer, Vertex at Stone Creek LLC. -H-S Testing Inc. purchased the former Coca-Cola ware house at 1200 Seventh Ave. in Greeley for $480,000.

The building totals 17,260 square feet, 2,600 sf of which is office space. Coca-Cola relocated the operations to a larger, more modern warehouse in the north Denver metro area, according to Ron Randel of Wheeler Management Group, who represented the company with Jim Vetting, also of Wheeler Management, and John R. Danielson of Genesee Commercial Group.

Kendal Brazelton of Brazelton Realty Inc. in Greeley represented the buyer.

-Xcel Energy signed a 10-year lease for a 10,480-sf former Maaco auto painting facility at 3313 11th Ave. in Evans. The company has a oneyear option to buy the property, which is listed at $650,000.

Jim Vetting of Wheeler Management Group represented the landlord, First National Bank in Fort Collins. Ron Randel of Wheeler Management represented the tenant.

-R&S Holdings signed a five-year lease for a 4,850-sf building on 1.99 acres of land at 1235 N. College Ave. in Fort Collins. An auto repair, detailing and sales company will occupy the property.

Wheeler Management Group brokers Ron Randel and Jim Vetting represented the landlord, PBR-FR Land Enterprises. Tom Reznik of Realtec Greeley represented the tenant in the five-year lease.

-Crunchy Grocer recently leased 6,200 sf of retail space at 1477 E. Eisenhower Blvd. in Loveland.

Nathan Klein of Loveland Commercial represented the landlord, Mark Investments. -Sierra Trading Post signed a lease for 3,771 sf of office space at 2002 Caribou Drive, Suite 202, in Fort Collins.

-St. Peter’s Angelican Church paid $138,000, or $1.48 per sf, for 4.87 acres of land at 6608 Autumn Ridge Drive in Fort Collins.

Cole Herk and Jared Goodman of Cassidy Turley Colorado represented the seller, Trilby 6608 LLC. -Front Range Retail Company LLC leased 3,100 sf at Front Range Village to Macy LLC, doing business as Mile High Karate. The lease for Suite 2202 is for five years.
