A pair of medical office developments are coming to Northern Colorado communities, and for one of them, that’s a first. Timnath will get its first medical office building when a 10,000-square-foot building opens along Interstate 25 in front of Costco this fall. The single-story building, which also can accommodate retail users, will house Pediatric Urgent Care, Fort Collins Youth Clinic and Colorado School of Medicine in conjunction with Children’s Hospital. Timnath MOB LLC, which includes physicians affiliated with the youth clinic, bought the 55,500-sf development site at 4548 Weitzel Drive from Russ Swetts of Loveland for $850,000. The location offers unprecedented exposure and access to the growing populations of Timnath, Fort Collins and Windsor, said Ron Kuehl of Realtec-Loveland, who represented the buyer in the transaction and is assisting with the development. “Our physicians are excited to open a clinic in Timnath and believe this building will provide us and our customers with a convenient location and exposure to increase our ability to serve our patients in Northern Colorado,” said Larry Mortensen, executive director of Pediatric Urgent Care and the youth clinic. “We are proud to assist the new owner in bringing the first medical office building to Timnath,” said Kuehl. The building, which has 6,000 sf of available space, will be the only place within the development where smaller tenants can lease space within a multitenant building, he said. The development team includes Jensen LaPlante Development of Fort Collins, Hauser Architects of Loveland and Fort Collins-based Brinkman Partners, which will be the contractor. Pete Kelly of CBRE Inc. represented the seller in the transaction. Another medical building is being planned at Harmony Technology Park in Fort Collins. The Eye Center of Northern Colorado purchased approximately 4.3 acres of land at the southeast corner of Ziegler Road and Precision Drive from Harmony Technology Park LLC, an affiliate of MAVDevelopment, for $1.41 million, according to public records. The Eye Center will build a 28,000-sf building that will house its medical/surgical eye care facility. It will maintain its practice on Prospect Road in Fort Collins and two facilities in Loveland. “We are adding providers, and medical and surgical facilities to meet the rapidly increasing demand for treatment of the vision-threatening eye diseases of a growing and aging population,” said Carol Witter, practice administrator for the Eye Center of Northern Colorado. Scheduled to open in June 2017, the new facility will have more operating and procedure rooms than the existing location and also will include a large multispecialty eye clinic with improved access to retina, glaucoma and cataract care. Josh Guernsey of Brinkman Partners represented the seller, Harmony Technology Park LLC. Nearly 25 acres of additional land at Harmony Technology Park is under contract.
