Another beverage distributor will locate within the 2534 development in Johnstown. Swire Coca-Cola USA has acquired approximately 11 acres of land in the master-planned development near the southeast corner of Interstate 25 and U.S. Highway 34 for construction of a 125,000-square-foot beverage distribution facility. The building will be expandable to more than 165,000 sf. The deal follows High Country Beverage’s recent acquisition of 16 acres at 2534 for construction of a 130,000-sf distribution building. Swire CocaCola distributes Coke soft drinks, sports drinks, water and other beverages. United Properties, which developed the company’s 257,000-sf facility in Denver, will develop the building. “After analyzing our location options in Northern Colorado, it became clear that 2534 and Johnstown featured the right combination of location, infrastructure, quality and value. We look forward to conducting business here for years to come,” Jeff Edwards, Swire senior vice president of technology and supply chain, said in a statement. Larimer County records show the site traded for $1.46 million. “Swire Coca-Cola USA is another fantastic brand to add to the Class A business park at 2534. It has been a tremendous month at 2534, with two large distribution facilities landing here nearly simultaneously. This activity really legitimizes 2534 as a desirable location for corporate industrial facilities,” said Ryan Schaefer of Chrisland Real Estate Cos. Schaefer and Jake Hallauer represented seller Gerrard Development Corp. in the transaction. Tom Metzger of Laurus Associates LLC represented the buyer. Other News The Elizabeth Hotel, a modern, upscale hotel focused on “community, music, expert design and service,” will be part of the Firehouse Alley mixed-use development in Old Town Fort Collins. McWhinney and Sage Hospitality, which announced last year they would develop the 164-room hotel at 354 Walnut St., will begin construction this month with completion anticipated in fall 2017. Hensel Phelps will be the general contractor. The project architect is 4240 Architecture, and DLR Group will be the interior designer. Also, dash design will design the restaurant and destination lobby bar space. “We’re thrilled to bring an upscale hotel to Fort Collins’ historic Old Town neighborhood. There’s a real need for overnight accommodations downtown,” said Chad McWhinney, CEO and co-founder of McWhinney. “The design will be elegant and create an experience that connects both locals and visitors to the existing fabric of the city.” The hotel will include an upscale rooftop lounge with local beverages and 3,500 square feet of meeting and event space, including a patio with views of Walnut Street. It will feature locally curated art from students, professors and musicians. In addition to the hotel, Firehouse Alley will include a new restaurant, parking structure and 3,850 sf of retail. The retail will face the alley, which will be an activated space between the hotel and parking structure. Tus Nua LLC, a Colorado based investment group, paid $3.7 million for an office/retail building at 257 Johnstown Center Drive in Johnstown. The 28,836-sf building was 100 percent occupied by a combination of office, retail and medical office tenants. Cobey Wess of SVN/Denver Commercial was the listing broker. The seller was Johnstown Station Investors Ltd. LLLP. All Seasons Storage LLC purchased 118,396 sf of industrial land at 6651 N. Franklin Ave., Lot N, in Loveland for $337,450, or $13.66 per sf. G&Z Transport leased 11,200 sf of industrial space at 16959 Weld County Road 44 in LaSalle from RCJC LLC. Jeffrey Doran of Realtec’s Fort Collins office was the listing broker. Mark Bradley of Realtec-Greeley represented the tenant. Flowers Baking Co. leased 4,665 sf of industrial space at 8101 S.W. Frontage Road in Fort Collins. Hammersmith Data Management Inc.is expanding within its existing location at 3760 E. 15th St. in Loveland. The company leased Suites 101B and 102, for a total of 4,291 sf, from Triad Enterprises.
