An Italian eyewear company is expanding into a second warehouse space in Denver with a 65,810-square-foot lease at Stapleton Business Center North. Safilo USA Inc. leased the last available space in Building 3, a speculative Class A industrial building at 5503 N. Havana St. in Denver. Prologis developed and owns the building. Safilo’s main facility is located in Peoria Business Center. The Stapleton Business Center’s Class A features, future expansions options with Prologis and proximity to its Peoria facility attracted it to the Stapleton Business Center building, according to Bill Thompson, a first vice president in CBRE’s Industrial & Logistics group. The front-park, rear-load building offers 32-foot ceiling clearance, 185-foot truck courts, dock-high doors with levelers, ESFR sprinklers, easy access to interstates, and energy efficient features and design. Sunlight Supply Inc. recently signed a long-term lease for 94,659 square feet of industrial space at 3550 Odessa Way in Majestic Commercenter. It previously occupied 70,000 sf on the other side of the same building. Sunlight Supply’s business has steadily increased in Denver, necessitating the expansion, according to Bill Thompson, a first vice president in CBRE’s Industrial & Logistics group who represented the company in the lease. CBRE represented Sunlight Supply when it expanded into the Denver market eight years ago. Jim Bolt and Mike Camp represented the landlord, Colony Industrial, in the new lease and are marketing Sunlight Supply’s former space for lease. ¦Nylund’s Collision Center, an auto body shop, approximately doubled its size with the $2.31 million purchase of a single-tenant industrial building on 1.6 acres at 4495 S. Santa Fe Drive in Englewood earlier this year. Unlimited Future LLC bought the 16,500-sf building, which is located between West Oxford and West Union avenues, with visibility on South Santa Fe. MSL 4435 LLC was the seller. Stephen Miller, a senior broker at Unique Properties Inc.-TCN Worldwide, said that Nylund’s previously leased space nearby. The building and lot size, along with the location, attracted it to the South Santa Fe property, he said. Paul Schneider of Pinnacle Real Estate Advisors represented the seller. ¦ JMS Nexus LLC purchased a 6,931-sf office/warehouse condominium in Ken Caryl Business Park for $1.23 million, or $177.46 per sf. Vanguard Financial Group sold the condo, which is located at 8020 Shaffer Parkway in Littleton. Bill Thompson and Alex Clark of CBRE represented the landlord. David Fried and Robert Hudgins of Cushman & Wakefield represented the buyer. ¦ Trammell Crow Co.and partner Principal Real Estate Investors were recognized with the 2017 Infill Project of the Year by Urban Land Institute’s Colorado Chapter. The award was presented to Trammell Crow, EnviroFinance Group and Adams County on behalf of numerous partners in the development. “Crossroads Commerce Park has been a project in the making for decades as it is built on the site of the Globeville smelter, which operated from the 1880s through 1986. Many neighbors, governmental entities, and private remediation and development experts contributed to a successful strategy to prepare the site for a new role in our community,” said Bill Mosher, senior managing director in TCC’s Denver office. Crossroads Commercial Park houses nearly 1 million sf of Class A industrial buildings. Murray & Staffordis the general contractor, Ware Malcombis the architect, and Newmark Grubb Knight Frank brokers Mike Wafer, Tim D’Angelo and Mike Wafer Jr. represent the owners in leasing and marketing. ¦ Denver-based real estate investment manager Ascentris, on behalf of one of its public retirement system clients, recently sold Skyview Distribution Center, a 225,000-sf light-industrial building in Atlanta. The state-of-the-art building, completed in August, was developed in partnership with Huntington Industrial Partners. Skyview began as a speculative development and was leased by Z Gallerie, a national furniture retailer, shortly after completion. ¦ MadSportsStuff LLC renewed its lease for 5,121 sf of industrial space at 8122 Southpark Lane, Suites 101-102, in Littleton.
