You might be wondering what

an architect has to do with

property management. After

all, isn’t it enough that Elkco

thinks like the property owners

it serves? Fact is, having an

experienced architect on staff

helps Elkco’s clients make the

most of their investments.

Ken Cilia, Elkco’s director

of real estate, is a licensed

architect who can show you

how to best reposition a dated

building, freshen up a unit

for better rent, or make cost-

effective repair choices.

In South Denver, Ken’s vision

helped guide a property owner

who wanted to renovate a

clubhouse. The structure

Elkco is committed to deliberate, steady growth. We’ve

carefully planned our expansion to make the most of

our years of expertise, allowing us to give each asset the

was dated and dark, but Ken

noticed something else that

made it difficult to use — the

front door was hidden, forcing

residents to search for access.

Once inside, residents couldn’t

see the leasing agent.

Ken converted the back door

to the front door, added

flower boxes, threw out the

dark curtains and created an

open, welcoming layout. The

leasing agent began welcoming

prospective tenants into the

bright, airy building and made

memorable first impressions.

A few simple tweaks paved the

way for big numbers.

Twelve

months later, the NOI for the

South Denver property grew

by 53 percent.
