Originally built in 1927, The Bindery on Blake is located in the up-and-coming RiNo neigh-
borhood near downtown Denver. Davis Partnership Architects designed its new offices to
serve as a model for a collaborative and environmentally conscious 21st century office
environment focused on today’s multigenerational workforce, sustainability, daylighting,
adaptive reuse and community engagement.
The interior design concept was simple: a series of crisp white boxes inserted into the histor-
ic industrial shell. The priority was to create a space that welcomes clients while stimulating
the creative energy of design staff. A mix of technology-rich workstations, impromptu hud-
dle spaces, outdoor deck areas, collaboration spaces and private conference rooms provides
staff and clients the requisite tools and spaces needed to thrive and create excellent work.
The original brick building with riveted steel trusses, large open bays and abundant natural
light offers a beautiful backdrop for the studio of nearly 150 architects, interior designers
and landscape architects. The central bay consists of the lobby, conference rooms and a
collaboration café featuring a lively art mural. The western bay encompasses the studio
area, organized into “neighborhoods” with a variety of connection spaces for staff. Transpar-
ency in the workspace enables visibility throughout the space, compelling staff to connect
and collaborate. The raised studio floor provides under-floor air distribution and electrical
access to each workstation. Ergonomically inspired sit/stand desks are provided for every
employee. Daylighting is a key feature throughout the office where natural light is diffused
from generous light monitors supported by LED lights on occupancy sensors.
A comprehensive evaluation of the entire building envelope and the base building mechan-
ical system was performed, and new systems were selected to dramatically reduce energy
and operating costs. Davis Partnership is proud to be pursuing LEED Gold certification un-
der the new, more restrictive LEED version 4, and this project is slated to become one of the
first office renovations in a historic building to achieve this level under the new standard.
