Apair of medical office devel-
opments are coming to North-
ern Colorado communities, and
for one of them, that’s a first.
Timnath will get its first
medical office building when
a 10,000-square-foot building
opens along Interstate 25 in
front of Costco this fall. The
single-story building, which
also can accommodate retail
users, will house Pediatric
Urgent Care, Fort Collins Youth
Clinic and Colorado School of
Medicine in conjunction with
Children’s Hospital.
Timnath MOB LLC, which
includes physicians affiliated
with the youth clinic, bought
the 55,500-sf development site
at 4548 Weitzel Drive from
Russ Swetts
of Loveland
for $850,000.
The
loca-
tion offers
unprecedent-
ed exposure
and access to
the growing
populations
of Timnath,
Fort Collins
and Windsor, said Ron Kuehl
of Realtec-Loveland, who rep-
resented the buyer in the trans-
action and is assisting with the
development.
“Our physicians are excited
to open a clinic in Timnath
and believe this building will
provide us and our custom-
ers with a convenient location
and exposure to increase our
ability to serve our patients in
Northern Colorado,” said Larry
Mortensen, executive director
of Pediatric Urgent Care and
the youth clinic.
“We are proud to assist the
new owner in bringing the first
medical office building to Tim-
nath,” said Kuehl. The building,
which has 6,000 sf of available
space, will be the only place
within the development where
smaller tenants can lease space
within a multitenant building,
he said.
The development team
includes Jensen LaPlante Devel-
opment of Fort Collins, Hauser
Architects of Loveland and Fort
Collins-based Brinkman Partners,
which will be the contractor.
The building at 4845 Weitzel Drive will be the first medical office building in Timnath. It also can accommo-
date retail tenants.

Another beverage distributor
will locate within the 2534 devel-
opment in Johnstown.
Swire Coca-Cola USA has
acquired approximately 11 acres
of land in the master-planned
development near the southeast
corner of Interstate 25 and U.S.
Highway 34 for construction of
a 125,000-square-foot beverage
distribution facility. The building
will be expandable to more than
165,000 sf.
The deal follows High Country
Beverage’s recent acquisition of
16 acres at 2534 for construction
of a 130,000-sf distribution build-
ing.

develop the building.
“After analyzing our location
options in Northern Colorado,
it became clear that 2534 and
Johnstown featured the right
combination of location, infra-
structure, quality and value. We
look forward to conducting busi-
ness here for years to come,” Jeff
Edwards, Swire senior vice presi-
dent of technology and supply
chain, said in a statement.
Larimer County records show
the site traded for $1.46 million.
“Swire Coca-Cola USA is
another fantastic brand to add
to the Class A business park at
2534. It has been a tremendous
month at 2534, with two large
distribution facilities landing
here nearly simultaneously. This
activity really legitimizes 2534 as
a desirable location for corporate
industrial facilities,” said Ryan
Schaefer of Chrisland Real Estate
Cos.
Schaefer and JakeHallauer rep-
resented seller Gerrard Develop-
ment Corp. in the transaction.
Tom Metzger of Laurus Associ-
ates LLC represented the buyer.

The Elizabeth Hotel, a
modern, upscale hotel focused
on “community, music, expert
design and service,” will be part
of the Firehouse Alley mixed-use
development in Old Town Fort
Collins.
McWhinney
and
Sage Hos-
pitality,
which announced last
year theywould develop the 164-
room hotel at 354 Walnut St., will
begin construction this month
with completion anticipated in
fall 2017.
Hensel Phelps
will be
the general contractor. The proj-
ect architect is
4240 Architec-
ture,
and
DLR Group
will be
the interior designer. Also,
dash
design
will design the restaurant
and destination lobby bar space.
“We’re thrilled to bring an
upscale hotel to Fort Collins’ his-
toric Old Town neighborhood.
There’s a real need for overnight
accommodations downtown,”
