Obstructed Hallways Create a Fire Hazard

In the event of a fire, the hallways and stairwells in your building can be your and your neighbors’ lifeline
to safety. Fire codes have been written in response to tragic fires throughout history that caused the loss
of numerous lives because of egress issues such as obstructed escape paths. During a fire, your escape
can be hindered by limited sight from smoke, an impaired mental state from the effects of anxiety, carbon
monoxide or lack of oxygen and mobility issues. Additional, unwarranted obstacles in the hallway – a
doormat that you trip on or a decorative table that you run into – cause further delay for a safe escape.
Per Windsor Gardens' policy, doormats and tables are not allowed in the hallway by your unit door when
the unit door is not inset from the hallway. If you have an inset doorway, you can have a small table or
stand and a door mat, but they must not stick out into the hallway.
Please remove doormats and place them inside your front door if your door is not inset from the hallway.
Park your grocery carts or scooters inside your unit. Have a friend or neighbor remove delivered boxes if
you’re not home. Avoid staging furniture in the hallways if you’re moving in or out. Contractors and service
personnel should keep their materials and tools inside the unit.
Keep escape paths clear, know where the closest exit to your unit is, help your neighbor if they need help
getting out, and shut the door to your unit when you leave.

Covenant Enforcement

The total number of complaints registered with the covenant
enforcement office for the month of August was 90, with 67 verified.
That’s down almost 30 from the prior month. The top three covenant
enforcement issues were odors, pets and “other”.

Covenant enforcement along with the general maintenance crew
handles modification requests. In the month of August, 32 requests
for permits were submitted. These requests were for everything
from an air conditioner replacement to new flooring with 7 requests
for full remodels.
Maintenance Department

Concrete work was done to resolve areas that could not be
corrected by the shaving method.

ƒ
Sewer backups were repaired in Buildings 20 and 63. In each case
it involved a main line in a hallway.
ƒ
ƒ
Window washing was completed September 27. The maintenance
crew spent many hours removing and reinstalling screens.
ƒ
ƒ
Smoke alarm testing is underway.
ƒ
ƒ
The RV lot will be cleaned and new surface rock put down in
October. The RV owners will be removing their vehicles while this
takes place. Many of them will be parking in the field at Windsor
West.
Grounds Department
The grounds crew is currently working on:
Planting of 8 new trees.
Completion of the landscape projects at
Buildings 44, 48 and 64 and Parking Lot
8.
Weed spraying of drip pans and mulch
beds.
Tree trimming.
Removal of pots under canopies will begin in October.
The tree walk was successful with 60 in attendance.
Paint Department

Paint work orders were completed in Buildings 82, 58, 36, 27, 42,
8, and 50.

Paint and repair work was completed in the exterior stairwell of
Building 34.

A lanai was painted in Building 26.

Soffit repairs were done on Building 6.
ƒ
ƒ
The exterior of Building 14 was completed.

Work on the tower has begun. The paint crew will need to order
a special lift to complete the job. Unfortunately, this will require
temporarily closing off part of the street so we are in the process of
getting a permit from the City to accomplish this.
Golf Course
The golf course had a strong season and is currently $26,614 over
budget in income and right on budget for expenses. A large portion of
this increase is due to an increase in non-resident play.
